Regeneration is the rebuilding of a run-down district. Urban regeneration, a regeneration scheme, regeneration funding.

In planning it means public investment to revive an area, and the standing criticism is that it can price out the people who lived there — regeneration and gentrification are often the same process described by whoever benefits. In biology, regeneration is regrowing lost tissue, which some animals do far better than we can. Note regenerate; and that the Latin means being made again.
